  • Q: Am I required to make my property available to Section 8?

    A: No, you are not required to accept Section 8.
  • Q: Are you licensed?

    A: Yes. We are licensed Real Estate Agents Specializing in Property Management.
  • Q: Can I reach you after hours?

    A: There is somebody available 24/7 for Emergencies. As for General Inquiries, we respond as soon as possible, no later than the following business day.
  • Q: Can you put the money directly into my account?

    A: Yes. We do offer an electronic deposit of funds at no extra cost.
  • Q: Do I get to see the lease or sign it?

    A: Yes. Upon request we will send you a copy of the lease as we typically sign it on your behalf.
  • Q: Do you sell real estate too?

    A: Yes. We are licensed Realtors. If you are currently a client with our management services, we will offer a discounted fee upon listing a unit for sale for you.
  • Q: How and when do I get my checks?

    A: Checks are either mailed or electronically deposited no later than the 10th of each month so long as the tenant has paid.
  • Q: How is rent collection handled?

    A: Tenants have the option to pay online or come into the office to submit payment.
  • Q: How long of a lease do you sign?

    A: We typically sign a one year lease. At homeowner discretion we can do long term or short term.
  • Q: How much security deposit do you charge the tenant?

    A: We charge a Security Deposit in the amount equal to 1 month rent up to 1.5x Rent depending on credit/background check.
  • Q: How soon can you start managing my property?

    A: Immediately after getting the Management Contract Signed.
  • Q: What type of properties do you manage?

    A: We Manage all types of Properties from Single Family Homes, Condos, Duplex, Triplex, and Multi - Plex. Manufactured homes, U of A Rentals and Apartments!
  • Q: What type of reports do I get and how often?

    A: A Monthly Statement is sent out. This will highlight all income and all deductions from gross rents. The statement is sent with your owner's payment.
  • Q: Who holds the tenant security deposit?

    A: Typically we hold the Security Deposit in a trust account registered with the Department of Real Estate. However, homeowners may hold the deposit if they choose.
