Marketing is key to successful rentals. We provide an expert market analysis for each property we manage to maximize your return on investment. We have an excellent marketing strategy and on average we find tenants in less than 30 days. We understand the importance of aggressive advertising to minimize vacancies, and loss of income. Advertising includes but is not limited to Craigslist, Zillow, Hotpads, MLS (Multiple Listing Service), REDI Website, REDI tenant locating service, and several other online rental websites.
We conduct extensive screening on all tenants and handle every aspect of getting your investment rented in the shortest time possible. Our screening process includes criminal checks, previous tenant history, eviction checks, employment and income verification, credit checks, and if they have any judgements to any landlords. A great benefit of having us as your Property Manager is that we always show your property in person. We never let anyone check out a key or use self-showing apps that may expose your property to vandalism, theft, and other liabilities.
Owners and Tenants have 24/7 access to view their account online with our user-friendly management software. This program also allows tenants to pay their rent online if they choose, making it easy and convenient! We then send the rent with a statement of income and expenses by the 10th of each month. We can electronically transfer funds into your account, or send a check by mail.
We coordinate all repair and maintenance issues. REDI Maintenance LLC is our in-house maintenance contractor. Working with REDI Maintenance LLC allows us to promptly respond to tenant repair requests. If there is ever an issue that requires an outside vendor, we are more than happy to coordinate that for you as well as we have a history with many vendors that provide those specialty services! We always keep you informed of any issue that arises so you are aware and able to approve repairs. This allows for no surprise deductions in your statement.
We provide property inspections periodically at no cost to you! We inspect the exterior for property condition, weeds, unauthorized vehicles, or anything that needs attention. We schedule an interior inspection between 3-4 months after tenant takes possession, and every 6 months thereafter or more frequently if needed. We look for any maintenance issues such as water leaks, caulking around tubs and showers, a/c filters, tenant damage, unauthorized tenants, and overall condition as well as preventative maintenance items. We take pictures to document condition and provide a report to you.
In the unfortunate event that a tenant needs to be evicted from your rental, we will shield you from the stress and re-rent the property promptly.
