Depending on the location of your property, we will advertise in other
publications nearby or relevant.
A great benefit having us as your Property Manager, we always show your
property in person. We never let anyone check out a key or use self-showing
apps that may expose your property to vandalism, theft, and other liabilities.
We are there to walk a potential tenant through the home answer any questions
they may have, we screen our applicants thoroughly to find the best possible
tenant! We discuss the tenant’s information with you before we finalize
the decision to rent to them, so you are always part of the process!

We coordinate all repair and maintenance issue. REDI Maintenance LLC is our
in-house maintenance contractor. Working with REDI Maintenance LLC allows
us to promptly respond to tenant repair requests. If there is ever an issue
that requires an outside vendor, we are more than happy to coordinate that
for you as well as we have a history with many vendors that provide those
specialty services! We always keep you informed of any issue that arises
so you are aware and able to approve repairs. This allows for no surprise
deductions on your statement.
We handle all property turns, documenting any damage, coordinating cleaning
and repairs. We also record property condition prior to move in. We expect
tenants to return the property in clean and undamaged condition less normal
wear and tear. We use tenant deposits as necessary to return the property
to good condition. Deposits are refundable if tenant leaves property clean
and undamaged. We provide the tenant with a disposition, as required by law,
with an accounting of all security deposits. We inspect all work performed
and insure property is ready for move in.
We provide property inspections periodically at no cost to you! We inspect
the exterior for property condition, weeds, unauthorized vehicles, or anything
that needs attention. We schedule an interior inspection between 3-4 months
after tenant takes possession, and every 6 months thereafter or more frequently
if needed. We look for any maintenance issues such as water leaks, calking
around tubs and showers, a/c filters, tenant damage, unauthorized tenants,
and overall condition as well as preventative maintenance items. We take
pictures to document condition and provide a report to you.
It is important to keep tenants happy about where they choose to live, and the
management of their home. Keeping good communication, handling tenant concerns
promptly, and treating the tenants with respect is important for tenants to want
to continue to rent your home. REDI has a high tenant retention rate because we
care about our tenants concerns.
We send monthly accounting with a statement of income and expenses by the
10th of each month. We can electronically transfer funds into your account,
or send a check by mail. Owners and Tenants have 24/7 access to view their
account online with our user friendly management software. This program
also allows tenants to pay their rent online if they choose, making it easy
and convenient! We provide an end of the year income and expense statement,
and 1099 for tax purposes.
We charge a competitive management fee of 9% of gross rents. We do not charge
management fees until the property is rented. The start up fees are $200.00
which pays for a professional rental sign and set up of your file and
advertising. This is a one time fee. We Do NOT charge any hidden fees,
statement fees, inspection fees, renewal fees, or additional sign placement
between tenants. We also provide services such as paying HOA fees,
mortgage payments, property taxes and other property related bills
at no cost to you!
